Near the LAKE11 Investment, north-east of Lake Kána, next to the Balatoni út, we were commissioned to design residential buildings in a planning area consisting of several independent plots. In addition to the excellent traffic connections and access, as well as the
attractive environmental features, the connected green areas due to the passage of a large- capacity gas pipeline through the plot and the significant protective distances associated with it were the basis of the design.

We wanted to take advantage of the latter, apparently unfavourable situation, and tried to create a system of green areas covering the entire area, which is further enriched by a centrally located, largely paved 'promenade' serving community purposes.

When designing the buildings planned for larger plots, we tried to create independent
'residential towers' above the mass of buildings covering the entire ground floor zone. On the upper floors, we were able to provide apartments with good orientation in all directions, rich in natural light and rational interior organization. On the ground floor, there are typically smaller commercial and service rental apartments, more spacious apartments with garden connections and community areas towards the large inner green space.
In the case of the two smaller northern plots, we placed residential buildings consisting of one or more building wings, which make the most favourable use of the land's features and the ventilation. For the entire project, we paid special attention to ensure that each apartment has a loggia balcony of the correct floor plan size and proportion, an intimate ground-floor garden-connected terrace with vegetation, or a large 'penthouse' level roof terrace.
In terms of the facade design and the use of materials, we strove to create a timeless, economically feasible, but at the same time architecturally interesting and contemporary residential building.
